Our role

Xigo were brought on board prior to the contractor procurement phase to work closely with the heritage architect and structural engineer in preparing the tender package.

Our team then worked to appoint a main contractor and acted as Contract Administrator for the project under an NZIA 2011 contract format.

Xigo worked closely with the QS and the contractor to assess a number of situations on site that were covered by provisional sums as the underlying conditions were not known until the faces had been opened up on site.

Auckland Council were consistently kept up to date with site visits and images to ensure they were happy with the finish that was being provided by the main contractor.

Main challenges

  • Installing full scaffold to the front and side facades above Queen Street and over adjacent buildings
  • Working closely with Council, Heritage NZ and consultants throughout the project to ensure all parties were happy with the progress
  • Management of numerous provisional sums for areas of unknown condition
  • Ensuring that a small budget covered the Council requirements.
