New Zealand Customs Building Façade Refurbishment

Client: Auckland International Airport Ltd
Timeframe: Completed 2014
Total value: $300k

Components: Building façade replacement due to weather-tightness issues in an operational warehouse

Project description:

NZ Customs Building is a 2 level office warehouse located near the Auckland International Airport. The office façade was experiencing major water ingress issues, and following thorough investigation, it was determined the entire façade required replacement. The building remained fully operational and secure throughout the construction works.

Our role

Xigo were originally engaged to establish the causes of water ingress, and once these were realised, a design solution was managed through to construction completion. Acting as the Engineer to the Contract throughout the construction process.

The appointment of a specialist façade contractor as both the designer and contractor made the process seamless and by ensuring full transparency with all parties, the solution was successful and cost efficient.

Council input was gained early to ensure that a building consent would be forthcoming and no issues were encountered throughout the project with compliance.

Main challenges

  • Carrying a full and thorough investigation of the water ingress issues without jeopardising the operations and also without damaging large amounts of the internal lining and external cladding.
  • Working around a fully operational office environment, where security was the number one priority of the business activities.
  • Dealing directly with the main contractor as the lead designer and subsequently providing the client with the confidence that the solution is full proof
