312 Lambton Quay

Client: EasyPark Limited
Timeframe: Completion 2013
Total value: $6.8m

Components: Seismic strengthening and refurbishment of Wellington CBD retail centre

Project description:

312 Lambton Quay is one of EasyPark Ltd’s portfolio of buildings within the Wellington Region.  It comprises a 4 storey 1907 building constructed of solid unreinforced masonry walls to the north, south and rear and an Edwardian Baroque style façade on the street frontage.  In the 1980’s the building was expanded with a concrete framed addition to the rear.
In 2012, their existing anchor tenant advised they would not be renewing their lease.  EasyPark took this opportunity to strengthen to 100% NBS and in conjunction with their new tenant, they also reshaped the interior spaces, the ground floor shopfront and overhead canopy.

The new retail space on Level 1 and 2 is now modern and welcoming.  The glazed shop front and two escalators near the entrance are seen as drawing customers into the shop.  The tenant’s use of large video screens, creative lighting and music appeals to their younger target demographic group.  However, the high ceilings, exposed structural beams and many other original building elements which were retained as a reminder of the Building’s history, are not lost among the glitz.

Our role

Xigo were engaged as the Project Managers and Engineer to the Contract from inception to completion.  Working closely with the client, design team and contractor we managed the design, procurement and construction phases.
Once the Project was complete, we were retained to manage further works on the Building, unrelated to seismic update but which continued to add value to the Building.
As a result of the upgrade, our Client has a Category 2 Heritage listed building, with a 100% NBS located within Wellington’s prestigious ‘golden mile’.
