Project description:

A major $6.3 million refurbishment and extension which incorporated a large food court with seating for up to 350.  This Level 1 podium seating combined with the extensive glazing, provides the diners with tree level views of Lambton Quay below and to the harbour beyond.
25 retail and food service outlets now occupy the Centre.


Our role

Xigo personnel were engaged as the Project Managers and Engineer to the Contract from inception to completion.  As the Base Building works were being completed, our Clients Retail and Leasing Team were busy securing tenants for the new retail and food service tenancies.  Xigo then took on the role of Tenancy Coordinator ensuring the Clients tolerance and compliance requirements were met, coordinating access and the ability for numerous contractor to work in close proximity and all under tight programme constraints.

Our role as Tenancy Coordinator extended beyond our roles with the Base Building as leases continued to be signed and new tenants fitouts were accommodated within an operating retail/food service facility.

Testament to our Clients bold decision to undergo these extensive renovations, the completed shopping centre and food court is busier than it ever was and a lively lunchtime destination point for many Wellingtonians.

Main challenges

  • The Shopping Centre has always been a key pedestrian link between The Terrace and Lambton Quay and therefore closure of the link was kept to an absolute minimum.
  • Our Client wished to maintain an income stream throughout the refurbishment. Therefore, existing tenants were established in temporary premises safe public access through the site was maintained.
  • Multiple trades on site once the fitout contractors were granted access
  • Coordinating multiple tenant lease requirements and completion dates.
